The knowledge gained from working in the public sector regarding zoning and land use regulations provided Roger with knowledge and ability to develop strategic strategies and solutions toward achieving project approvals.
Roger Shanks was retained by The Dahlin Group Architecture Planning for three years to help facilitate the processing of the 7,000+ acre Coyote Valley Specific Plan (CVSP) in San José, California. As part of the CVSP Dahlin Group team, responsibilities included management of the project and coordination between the project design team, the City of San José, other project consultants, and stakeholders, including public agencies, environmental interest groups and property owners.
Subsequently, he assisted The Dahlin Group with the development of strategies and development scenarios for a variety of residential projects including density bonus regulations and affordable housing opportunities and strategies.
Based on the experience and knowledge of land use planning regulations, Roger Shanks Consulting has been able to assist clients, both individual property owners and companies, in the San Francisco Bay Area and the Central Valley to obtain approvals for a variety of residential, commercial, mixed-use, industrial, and, institutional projects.
Roger Shanks Consulting provides clients with an understanding of how the permit approval process is done, including: understanding what is required when seeking approval for a project; interpreting applicable Municipal Code (zoning) and General Plan regulations and policies related to the specific project; addressing environmental impact regulations; and, providing project management through the review and entitlement process.
